EXPLORE KATY · GREATER HOUSTON
Historic buildings, a park afternoon and a closer look at everyday life. Start with two local stops, then explore the school resources and home guides that help you ask better questions.

Living in Katy, TX starts with a practical question: which Katy do you mean? This guide covers the facts that change from one address to the next: what the name covers, recent prices, property taxes, school district lookups and commute routes. It also covers a few local places worth a first visit.
Living in Katy, TX: what “Katy” covers
“Katy” can mean the City of Katy or the much larger area that shares a Katy mailing address. The difference matters. City taxes apply only inside city limits, and property in the wider Katy area is appraised by the Harris, Fort Bend or Waller County appraisal district, depending on the address. Before you compare homes, look up each address on HCAD, FBCAD or Waller CAD to see which taxing units apply.
Home prices in Katy
Redfin reports a median sale price of $341,837 for the City of Katy (all home types, three months ending September 2026), up 0.5% from a year earlier. That figure covers the city only. Prices in unincorporated areas with a Katy address can differ, so check the specific neighborhood you’re considering. If you’re also selling, our guide to what days on market means for sellers explains the other number to watch.
Property taxes, HOA and MUD
Tax rates are per $100 of taxable value, with the tax year shown:
- Katy ISD: 1.1171 (TY2026)
- City of Katy: 0.420000 (TY2026), for addresses inside city limits only
- Fort Bend County: 0.407000 (TY2026), or Harris County: 0.41750 (TY2026), depending on the address
Many unincorporated subdivisions are in a municipal utility district (MUD), which adds its own rate. Texas requires sellers in a MUD to give buyers a statutory MUD notice (Tex. Water Code §49.452), and you can look up a district with the TCEQ water district lookup. If a home is in an HOA, ask for the resale certificate (Tex. Prop. Code ch. 207). Payments depend on more than price; see August jobs and your housing budget.
Your total depends on your address (MUD, PID, ESD and city lines) and your exemptions. Look up any property on HCAD, FBCAD or Waller CAD.

School district information
Public school assignment in Katy is set by the school district and depends on the exact street address. Many Katy addresses are served by Katy ISD. Some addresses with a Katy mailing address are served by other districts, so the district itself depends on the address. Boundaries can change, so verify by address with the district before relying on any assignment.

Commute routes
The main routes are I-10 (Katy Freeway), the Westpark Tollway and the Grand Parkway (SH 99). The average commute for City of Katy workers is 31.3 minutes (U.S. Census Bureau, ACS 2020–2024, mean travel time to work). That’s an average for the whole city, not a time for any one route. Before you decide, drive your own route at the hours you’d normally travel, and check live conditions on Houston TranStar.
Parks and history
The Katy Heritage Society identifies five historic structures at Heritage Park, alongside its bandstand. It’s a good first stop for the area’s past. Check the City of Katy park information before planning around building access. For a separate outdoor stop, Mary Jo Peckham Park is run by Harris County Precinct 4, which posts current facility and program information.
For short stops in town, try the Katy pocket parks near Thomas Railroad Park. To understand Katy’s rice-farming roots, visit the Old Katy museums and history stops.
