Living in The Woodlands, TX looks different depending on which village you’re in. This guide explains how the villages work, then covers recent prices, taxes, school district lookups, commute routes and the pathways and parks that tie the community together.

Living in The Woodlands, TX: how the villages work

The Woodlands Township describes The Woodlands as made up of distinct villages, each with its own identity and community leadership, and most villages have a resident-led Village Association. Knowing your village helps you find the right association, nearby parks and local meetings.

The Township lists eight villages:

  • Alden Bridge
  • Cochran’s Crossing
  • College Park
  • Creekside Park
  • Grogan’s Mill
  • Indian Springs
  • Panther Creek
  • Sterling Ridge

Home prices in The Woodlands

Taxes and covenants

Tax rates are per $100 of taxable value, for tax year 2026:

  • The Woodlands Township: 0.1694
  • Montgomery County: 0.3860
  • Conroe ISD: 0.9471

Some Woodlands addresses are in Harris County instead, and a different set of taxing units applies. The appraisal-district record (MCAD or HCAD) shows which units apply to a property. Covenants and HOA details vary by address; ask for the HOA resale certificate (Tex. Prop. Code ch. 207).

Your total depends on your address and your exemptions. Look up any property on MCAD or HCAD.

School district information

Public school assignment in The Woodlands is set by the school district and depends on the exact street address. Many addresses in The Woodlands are served by Conroe ISD. Some addresses, including some in the Harris County part of The Woodlands, are served by a different district. Boundaries can change, so verify by address with the district before relying on any assignment.

Commute routes

The main routes are I-45, the Hardy Toll Road, the Grand Parkway (SH 99) and Woodlands Parkway. The average commute for workers in The Woodlands is 27.0 minutes (U.S. Census Bureau, ACS 2020–2024, mean travel time to work). That’s an average for the whole community, not a route time. Pathways, parks and The Waterway

Visit The Woodlands highlights The Waterway’s waterfront dining, public art and Town Green Park.
