What Days on Market Really Means for Sellers

Illustration of a calm desk with an open calendar planner, sticky notes, and soft daylight for seller education about days on market.

Days on market (DOM) is one of the most glanced-at numbers on a listing. For sellers, the useful move is to understand what it measures—and what it doesn’t—before you treat it like a verdict.

What “days on market” usually measures

DOM is commonly the count of days a home has been actively listed on the MLS before it goes under contract (or comes off the market). The public number can differ slightly by portal, and a relist may reset what shoppers see even when agents can still review fuller history. Ask your agent which clock you’re looking at.

What DOM does not prove

DOM does not prove your home will sell by a certain date. It does not prove a “correct” price by itself. It does not replace comps, condition, access, or financing conditions. Use current comparable listings and property-specific advice rather than treating DOM as a prediction.

How buyers and agents commonly use the number

Buyers may treat a higher DOM as a prompt to ask more questions—or to negotiate. Agents use it as one signal among many: showing traffic, feedback, and comparable listings matter more than a single counter. A calm review with your agent beats reacting to the number alone.

Pearland and Friendswood property comparisons

In south-metro pockets such as Pearland or Friendswood, shoppers often compare similar age, size, and layout homes a few streets apart. DOM is most useful when you stack your listing against those similar homes—not against a mismatched price band across the metro. Compare property characteristics, condition and asking prices.

When to talk with your agent

If showings are soft, feedback repeats the same objection, or you’re considering a relist, bring the full picture—not just DOM—to your advisor.
