Living in Sugar Land, Texas means knowing which side of the city line an address is on. This guide covers that distinction, recent prices, tax rates, school district lookups and commute routes, then points you to the trails and Town Square.
Living in Sugar Land, Texas: city limits vs. mailing address
A Sugar Land mailing address doesn’t always mean the property is inside the City of Sugar Land. City taxes and services apply inside city limits. Some nearby addresses are in a MUD, and some are served by a different school district. Describe a neighborhood by its streets and landmarks, and confirm the city, county and taxing units on FBCAD.
Home prices in Sugar Land
Redfin reports a median sale price of $451,285 for Sugar Land (all home types, three months ending September 2026), down 1.8% from a year earlier. Median prices move slowly; learn how to read days on market alongside them.
Taxes, HOA and MUD
Rates are per $100 of taxable value, for tax year 2026:
- City of Sugar Land: 0.371116
- Fort Bend County: 0.407000
- Fort Bend County Drainage District: 0.010000
- Fort Bend ISD: 0.996900
Some addresses outside city limits are in a MUD, which adds its own rate; sellers there must give the statutory MUD notice (Tex. Water Code §49.452). Look up a district with the TCEQ water district lookup. For an HOA, ask for the resale certificate (Tex. Prop. Code ch. 207).
Your total depends on your address and your exemptions. Look up any property on FBCAD.

Trails and Town Square
Oyster Creek Park combines a walking and cycling trail with public art, picnic areas and a rock-lined water feature, and the city lists parking and restrooms there. Pick a manageable section rather than the whole trail; our Oyster Creek Park walk suggests one. On the city’s north side, Cullinan Park is another outdoor stop. For a slower morning, take a first birdwatching walk at Cullinan Park.
Sugar Land Town Square brings dining, shopping and scheduled events together. Check its event calendar for a particular evening before you go and plan the trip from the park as a separate leg.
